  1. The landlord is responsible for the structure of the building. If you notice any damage to the building or any of the goods inside, even after you sign the contract, let your landlord know.
  2. If a repair needs to be done, contact the landlord before attempting to fix the problem yourself.
  3. If allowed, try to decorate in 'neutral' colours.
  4. When considering a property, you should always check whether a letting agent will be your first point of contact.
  5. If you are in dispute with a landlord about something and a fair arrangement seems likely, seek independent advice. Or if your contract is a little confusing contact your local Citizens Advice Bureau.
