  1. The landlord is responsible for the structure of the building.
  2. If a repair needs to be done, contact the landlord before attempting to fix the problem yourself.
  3. If allowed, try to decorate in 'neutral' colours.
  4. When considering a property, you should always check whether a letting agent will be your first point of contact.
  5. If you are in dispute with a landlord about something and a fair arrangement seems likely, seek independent advice.
